Sugar Camp Master Plan completed
On-site Open House Dec. 7 to unveil layout



After extensive layout and planning efforts on behalf of Oakwood Investments, LLC and the Versant Group, the Master Plan for the Sugar Camp complex has been completed and is ready for public and official input. From the layout boards alone, it is a classy combination of business and bedroom community. To show the public what is in store, an Open House will be held on Thursday, Dec. 7 from 7 to 9 p.m. in Building B at Sugar Camp. Visitors are asked to park in the west parking lot and come around toward the rear (north side) of the building. Signs and personnel will guide guests to the Open House.

“There’s going to be no presentation, no speech. The boards will be out on easels, and we will be there to answer any questions,” said Allan Rinzler of Oakwood Investments LLC.

“What we have done is bring together some of the best architects and planners in the city – plus the public’s input. The process followed the Comprehensive Plan and the subarea plans to make the vision a reality,” said Herold Williams, CEO of the Versant Group, who is undertaking the construction of the entire residential section of the community.

And the plans do look promising: a total 125 residential units are planned comprising 20 Town Villas (empty-nester housing); 32 Manor House residences (condominiums) and 73 Park Villas (individual housing). All units will be at least three bedrooms of single floor and multi-floor layouts with square footage ranging from 2000 to 3000 sq. feet. According to Herold Williams, “six to ten clients have requested 5-6,000 sq. ft. homes.”

Of particular note are the condo units, which will be made up of four 4-story condos with two units per floor. Each condo is reached by an elevator, which opens directly into each individual unit.

On the business side, two new office buildings will be added to the three original buildings. The 100,000 square feet of office space already on-site will also have the addition of the Far Hills Professional Building (30,000 sq. ft.) to be located at the northeast corner of the complex and the West Professional Building (25,000 sq. ft.) at the southwest corner on W. Schantz Avenue.

Also planned is a Community Building that will front the entrance to the residential area. The English Tudor gatehouse fronting on Schantz is to be preserved and will serve as a coffee house/meeting place.

After the Open House, the Master Plan will be presented on Wednesday, Dec. 13 to the Oakwood Planning Commission at the Oakwood Community Center at 4:30 p.m. The public is invited.
